Many people who are in foreclosure realize that it is time to move into a smaller and more affordable place. The problem is that they need to sell their homes for as high prices as possible. In this market, buyers have too many homes to choose from and it is hard to entice a buyer to pay the price that you want your home to sell for or that you need your home to sell for. There are some suggestions of what you can do and what buyers are looking for when they are shopping for homes.  If you can do them, then you will get the best possible price for your property. Fix what you need to fix but do not over-fix something that will not make much difference to the buyers. Not only you are going to sell your home for more money, you probably will sell your home faster too.

Termites and Dry Rot

If you have termites, then you need to get rid of them. You need to repair the damage  to the property. Buyers do not like and will  not pay top dollars for homes with termites or water leaks.

Roof

If your roof needs repaid, you will need to do it. A buyer can spot the problem from afar and will talk the price down if they think that they have to fix the roof.

Landscape

A good and attractive landscape can attract buyers that may not even be interested in your home. Clean and spruce up your yard. Fix anything broken that can be seen by anyone walking to your home.

Paint

It is good to have new paint inside and outside so that the home will look newer than it actually is.

Flooring

You might need new carpet, padding or vinyl or linoleum. People like to walk into a room that feels like it is new.

Kitchen

If you do not have new appliances, you might want to make sure the ones you have look new and very clean. You do not want to give buyers impression that they might be buying a dirty home or one that is not well looked after.

Bathroom

You can reglaze your bathtub or shower as well as sink and vanity area. A new toilet or just the toilet seat will go a long way to make an interested buyer feel relieved.

Heating and Cooling System

You might want to clean your vents and repair or replace the condenser unit.

If you do want the help of a good realtor who has a lot of experience in your market and understands your needs, then you can find one and then ask him/her anything you want about your home such as:

• what is the value of your home
• how long is it expected to stay on the market
• are there a lot of interested buyers in your area
• how much should you list the home for
• what the the commission you are going to have to pay
• what can you do to your home to make it sell faster and for a better price

A good realtor should be able to answer all of these questions and more.
